A breakfast bar opens this entertainment area into the fully equipped kitchen with separate utility area with its own sink. Popular with many families is the small TV room/snug that overlooks the back of the house with satellite TV and comfy sofas. There is a cloakroom also on this floor.

The 11m x 6 m (unheated) swimming pool is south facing with an attached heated Jacuzzi that can comfortably fit 10 people and for convenience there is also an outside shower. Garden furniture including sun beds, table and chairs as well as comfortable seating are positioned to allow full enjoyment of the weather with plenty for everyone.
